My name is Keith Thompson, and my wife, Elaine, and I first met Sullivan Forbes in 2015 after purchasing an older 1970s lake house on Lake Lanier. That opportunity came in 2024 when we decided to make the lake our permanent home. Calling the project a “renovation” doesn’t adequately describe what was accomplished. The home underwent a complete transformation, including the addition of a second floor. Virtually every room, every major system, and every detail of the house was rebuilt or replaced to an exceptional standard. We moved into our completed home in June 2025.

WOW! What a great building experience. I was quite hesitant and full of anxiety over making the decision to begin a lengthy remodeling project in my home. I was fearful that we would be displaced for many weeks, inconveniented, and surrounded by unpleasant contractors who would not be concerned about keeping my property clean. Thanks again for an outstanding job remodeling our family lakehouse on Two Mile Creek. This is a very special place that was built by my Dad and represents 52 years of family memories. Based on the work that was completed by Sullivan and Forbes, the value of the house alone has almost doubled as shown by the attached appraisal. I cannot imagine any contractor that could have taken on this project, at a reasonable price, and end up with almost perfect results. Sullivan & Forbes restoration of our family farm house (circa 1837) in Dawson County was truly a unique project. [We] were initially apprehensive about the prudence of the project and approached it with caution. Out initial meeting with Larry Forbes provided us with a set of honest answers that helped us to reach a decision…The restoration of our dwelling was a delight to watch. In less than nine months, unwanted portions of the structure were carefully removed (far removed in care and technique from what is commonly called demolition), materials catalogued and stored for later reuse, and a large addition to the salvaged structure was attached and finished. Larry had produced an absolutely perfect design for the addition that carried on the feeling and architecture of the original structure. We don’t believe that our family would still have our homestead if Sullivan & Forbes and their craftsmen hadn’t appeared in our time of need.
